USDA loans offer 0% down payment for eligible rural areas. The upfront guarantee fee (1% of loan) is rolled into the loan. An annual fee of 0.35% of the outstanding balance is added to monthly payments.

Who qualifies for a USDA loan?
USDA loans are for homes in eligible rural areas (surprisingly, many suburban areas qualify). Household income must be at or below 115% of area median income. No down payment is required.
What is the USDA guarantee fee?
An upfront guarantee fee of 1% of the loan amount (rolled into the loan) plus an annual fee of 0.35% of the remaining balance, paid monthly.
How do I check if a property is in a USDA-eligible area?
Use the USDA Property Eligibility website (eligibility.sc.egov.usda.gov) to search by address. Many towns with populations up to 35,000 may qualify if they are outside major metropolitan statistical areas. Properties that were recently reclassified may still qualify under transitional eligibility. Check eligibility before committing to a purchase, as lenders cannot approve USDA loans for ineligible locations.
How does the USDA annual fee compare to conventional PMI and FHA MIP?
USDA's 0.35% annual fee is generally much lower than FHA's 0.85% annual MIP and competitive with conventional PMI for borrowers with moderate credit scores. Unlike FHA's lifetime MIP on 30-year loans with low down payments, the USDA annual fee decreases as the loan balance drops. Conventional PMI can be cancelled once you reach 20% equity, while the USDA annual fee continues throughout the loan term unless you refinance.
