Pool construction is estimated from surface area rather than water volume because the dominant line items scale with footprint and perimeter: excavation, shell forming, waterline tile, coping, plumbing runs and the filtration package. Typical United States rates run roughly 8 to 25 dollars per square foot for above-ground kits, 35 to 65 for vinyl-liner shells, 55 to 85 for fiberglass, and 75 to 125 for concrete or gunite, which is why the same 30 by 15 foot rectangle can land anywhere from about 4,000 to 56,000 dollars before extras. Volume enters separately: length times width times average depth gives cubic feet, and 7.48 gallons per cubic foot converts that to the number used for chemical dosing, fill cost and pump turnover sizing. Add-ons are priced on their own basis, since barrier fencing is quoted per linear foot of perimeter, a gas or heat-pump heater is close to a flat 3,500 dollar unit cost, and decking is quoted per square foot. Recurring cost scales with the months the pool is open and covers sanitizer, pump electricity, evaporation makeup of roughly 1 to 2 inches per week in summer, and cleaning. The main caveat is dispersion around the mean. Rock or clay soils, a high water table, restricted equipment access, permit fees and regional labor rates routinely move a real bid 30 percent or more in either direction, so a square-foot model is a budgeting range rather than a quote.

The modern concrete pool descends from shotcrete, a pneumatically applied mortar developed in the first decade of the twentieth century by the American taxidermist and naturalist Carl Akeley, who built a cement gun to spray plaster onto museum work and later patented the device. Contractors adapted the process to spray structural shells directly into excavated holes, and by the late 1940s the trade name gunite was firmly attached to residential pool building. The postwar suburban boom did the rest, as cheaper earthmoving equipment and mass-produced circulation pumps turned the private pool from a resort amenity into a backyard product, and United States residential pool counts grew from a few thousand before the Second World War into the millions by the 1970s. Cheaper formats followed. Vinyl-liner pools, built from steel or polymer wall panels around a replaceable membrane, spread through the 1950s and 1960s, and one-piece fiberglass shells arrived commercially in the same period, trading shape flexibility for a two to four week installation. Safety rules later reshaped the cost structure. Model barrier provisions developed alongside the Consumer Product Safety Commission pushed 48-inch fencing with self-closing, self-latching gates into most municipal codes, and the Virginia Graeme Baker Pool and Spa Safety Act of 2007 mandated anti-entrapment drain covers. The main trade body, long known as the Association of Pool and Spa Professionals, became the Pool and Hot Tub Alliance in 2019.
