LEED scores a building against a fixed 110-point scale: 100 base points distributed across credit categories, plus 6 for Innovation and 4 for Regional Priority. In LEED v4 for Building Design and Construction the base allocation is Integrative Process 1, Location and Transportation 16, Sustainable Sites 10, Water Efficiency 11, Energy and Atmosphere 33, Materials and Resources 13, and Indoor Environmental Quality 16. Certification thresholds are 40 to 49 points for Certified, 50 to 59 for Silver, 60 to 79 for Gold, and 80 or more for Platinum. The weighting is not arbitrary: since LEED 2009 the point values have been derived from a life-cycle impact model built on the EPA TRACI impact categories, which is why energy carries by far the largest single block. The percentage inputs used here approximate credit achievement, but real energy points come from whole-building energy modeling against the ASHRAE 90.1 Appendix G baseline, and water points from a fixture-by-fixture comparison against a code-based baseline. Two structural features are easy to miss in a point estimate. Prerequisites are mandatory and carry zero points: minimum energy performance, fundamental commissioning and verification, building-level water metering, environmental tobacco smoke control, and construction activity pollution prevention among them. A project can accumulate 70 points and still fail to certify if a single prerequisite is unmet. Second, points are awarded on documentation reviewed by GBCI rather than on design intent, and credits are routinely lost at review when calculations or product data do not substantiate the claim, so experienced teams pursue several points beyond their target threshold as buffer. Regional Priority credits vary by project location as well, awarding bonus points only for credits designated as priorities within that specific geographic area.

The US Green Building Council was founded in 1993 by Rick Fedrizzi, David Gottfried and Mike Italiano, with the aim of creating a market mechanism for green building that did not depend on regulation. The rating system was preceded internationally by BREEAM, launched in the United Kingdom by the Building Research Establishment in 1990, which established the basic idea of a credit-based building assessment. LEED version 1.0 ran as a pilot in 1998, and LEED for New Construction version 2.0 was released in 2000 as the first widely adopted edition. Successive versions changed both scope and weighting. LEED 2009, often called version 3, moved to the current 100-plus-10 point scale and introduced Regional Priority credits and impact-based weighting in place of one point per credit. Governance was separated at the same time: the Green Business Certification Institute was established in 2008 to run certification and professional credentialing independently of the body writing the standard. LEED v4 launched in November 2013 and became mandatory for new registrations in 2016, raising energy and materials rigor sharply and introducing life-cycle assessment and Environmental Product Declaration credits. LEED v4.1 followed as a beta update from 2019, and LEED v5, restructured around decarbonization, quality of life and ecological conservation, was released in 2025.
